What to Look for When Renting a Home in Westchester County, NY

Westchester County is one of the most desirable places to live in the New York metropolitan area — and for good reason. With easy access to Manhattan, excellent schools, and neighborhoods that range from walkable villages to quiet suburban streets, it attracts renters from all walks of life. But with demand high and inventory limited, finding the right rental home here takes more than just a quick Zillow search.
Whether you're relocating from the city, moving within the county, or renting for the first time, here's what to look for — and what to watch out for.
1. Know your commute before you commit
Westchester is served by Metro-North's Hudson, Harlem, and New Haven lines, making it genuinely commuter-friendly. But train access varies significantly by neighborhood. Thornwood, Pleasantville, and White Plains are well-connected. More rural areas further north may require a car for everything.
Before signing a lease, do a test commute during rush hour — not just on Google Maps. Factor in the walk or drive to the station, parking costs if applicable, and the monthly train pass into your total housing budget.
2. Understand what's included in the rent
Rental listings in Westchester vary widely on what utilities are included. Some landlords cover heat and hot water; others do not. Ask specifically about:
Heat and hot water
Electric and gas
Trash and recycling pickup
Lawn care and snow removal
Parking — especially in multifamily buildings
A home listed at $2,200/month with utilities included may be a better deal than one at $1,950 where you're responsible for all utilities. Always calculate your true monthly cost before comparing.
3. Look for an owner-managed property
There's a meaningful difference between renting from a large property management company and renting directly from an owner who manages their own properties. Owner-managed rentals tend to have faster maintenance response times, more flexible communication, and a landlord who actually has a stake in keeping the property in good condition.

4. Check the lease terms carefully
Before signing, read the full lease — not just the monthly rent. Pay attention to:
Lease length and renewal terms
Late fee policies and grace periods
Pet policies, if applicable
Subletting and guest policies
What happens at the end of the lease — month-to-month or mandatory renewal?
5. Visit in person before you decide
Photos can be misleading in either direction. A home might photograph beautifully but feel cramped in person — or look modest online but have a wonderful yard and natural light that photos don't capture. Always visit the property before committing, and pay attention to the condition of appliances, windows, plumbing fixtures, and common areas if it's a multifamily building.
6. Research the landlord
A quick Google search of the landlord or property management company goes a long way. Look for Google reviews, Better Business Bureau listings, and any news mentions. A landlord with a long track record, a professional website, and verifiable history is a much safer bet than someone with no online presence at all.
